Why Your Mortgage Credit Score Looks Different From the One on Your App

Picture this. You check your credit score on your favorite app (Credit Karma, your banking app, wherever), and you feel great about it. Then your mortgage lender pulls your credit, and the number comes back lower. Cue the little heart attack.

Take a breath, because this is one of the most common surprises I see, and it almost never means anything is wrong. Let's walk through why it happens, so the next time it won't rattle you.

First, there isn't just one credit score

This is the part that trips everyone up. You don't have "a" credit score. You have many, because there are different scoring models, and different companies use different ones.

  • The scores you see free online are usually a consumer-friendly model (often a VantageScore, or a FICO version geared toward everyday check-ins). They're wonderful for keeping a general pulse on your credit.
  • Mortgage lenders use specific, and often older, FICO models, with a separate version pulled from each credit bureau. These are the versions the mortgage world has long relied on, and they tend to read your file a little more strictly.

So when your app says one thing and your lender says another, you're really just looking at the same you through two different lenses. Same person, different measuring stick.

We pull all three, and use the middle one

Here's another piece most people have no idea about. For a mortgage, we don't pull just one bureau. We pull all three (Equifax, Experian, and TransUnion), and each one can come back with a slightly different number.

And we don't use the highest, and we don't average them. We use your middle score. (If you're buying with someone else, we generally go off the lower of your two middle scores.) So that single number on your phone almost certainly isn't the exact number we're working from.

So, do not panic. Here's what to actually do.

A lower mortgage score does not mean you can't buy a home. It just means we're working with the real, honest numbers from day one, which is a good thing.

The best move is beautifully simple: talk to me early, before you're out shopping or under contract. I can pull your actual mortgage scores, tell you exactly where you stand, and if there's room to nudge a score higher (paying down a card, correcting an error on your report), I'll show you the few steps that make the biggest difference. Little moves can matter more than you'd think.

One more note: the industry is slowly updating which scoring models it uses, so the specifics can shift over time. That's just one more reason to check with me for where things stand today, rather than guessing from an app.
